Officers Reports Delora Garcia reported a balance of $2044.80 in our treasury; income from memberships this year is $2900.
Committee Reports
Local publicity We need to continue and increase advertising meetings and activities.
Blizzard Internet Service Bob and Rita met with Phil and he was very positive about the report for 'pay per click.' We would be paying for each individual click, and the price goes by a bid process. There was a motion by Jim Kunsman that we sign up for pay per click through Overture.com for $300, seconded by Delora Garcia. Questions were brought up and discussed. Jim decided to amend his motion to a $200 limit until we see what results are. Jim Platz seconded the amendment and added another motion that the Board has our approval to spend the extra $100 if they see it is successful this summer. Delora seconded this motion and the members approved it.
Printed Directory- It's time to think about updating the one we had made last year for 2004. Rita talked to Pyramid Printing and got some prices for bulk directories. After much discussion regarding which way we should proceed, Jim Kuhnsman volunteered to chair a committee for new brochures to be printed. Jim and Judy Platz, Sharon Brower and Peggy Deal will also be on the committee.
Unfinished Business- Milepost ad for 2004 for the association. Diana Lofstedt made a motion that we not rejoin as a group. Tom Dwinnell seconded it. Delora suggested that we profit more as individuals to put ads in than we do as a group. After much discussion, the motion passed that we not do an ad in Milepost next year as an association.
New Business Rita suggested that we put a phony address into our address book that kicks out viruses. AAAA@a.aaa So let's try it!
KPBBA establishing affiliate links with other B&B associations would create more advertising, such as Mat-Su B&B and Yukon Assoc. Diana will e-mail them to trade links.
Announcements- Please review all printed booklets or pamphlets, which are sent out to you to make sure your information or KPBBA information, is complete, accurate and easily readable. Test e-mail and URL addresses for accuracy.
Sharon Brower gave a summary of the KCVB upcoming meeting with the Kenai City Council regarding a proposal for a Bed Tax here in the Borough. Betty Glick is doing research to make a ballot proposal. The meeting is June 18th at 6PM at the City of Kenai Council Chambers. Please attend and voice your opinion. There is not a consensus in our Association.
Jim Platz suggested that the KPBBA Board discuss issues and decisions first, then present it to the membership for discussion and vote.
Diana Lofstedt reminded us that we need a nominating committee for the office of President, VP, Secretary/treasurer and 2 new board members. Peggy Deal volunteered to head that up

The business portion of the meeting consisted of discussions on the following items:
*Bed Tax – Members talked about “pros and cons” of having one.
*Good sources for B&B insurance – suggestions of State Farm, James Wolf, AKA Ins.
*Handling overbooking/vacancies- many ideas and suggestions came up. The 800# was discussed as well as the importance of taking credit cards. No refunds for early departures unless B&B is able to re-book the resulting vacancy.
*Handling guest complaints: Be flexible when you can; the best PR is “word of mouth”
Announcements:
* John Steckel announced that the KPBBA rack card is in process of being printed by Printworks in Homer. Members should check the bulletin for accuracy in their own address. Thank you to Willie and Lovey Johnson for donating several nights at their B&B to the photographer, Greg Daniels, in exchange for use of one of his original photos for the front of the rack card.
* James Givens announced the Cooper Landing Festival – March 12, 13 and 14

The treasurer's report by Delora Garcia stated a current cash balance of $2,338.30
Committee Reports: Rita reported on the Internet listing for the upcoming
ad on the www.Alaska.com site. We are waiting to find out if we'll be
accepted for a 2-month trial in January..
Unfinished Business:
Re-inspection dates of B&B's will be announced and posted on calendar of http://www.kpbbabulletin.homestead.com/calendar.html
Affiliate memberships were discussed. They are non-voting members whose
names are listed on our bulletin web page for KPBBA members to recommend to our
customers. Diana made a motion and Billy seconded it for a $50 dollar
membership cost. After more discussion and an amendment to $35, which did
not pass, the $50 fee passed for affiliate members. The Board will approve
potential members so that there's no competition with our B&B's.
The association received a renewal application for a State business license for KPBBA. It was
decided we don't need to do that as we are not a business.
New Business:
Rita suggested we think about a community project or something to do to as a
community project. For instance, cleaning trash from the side of roads and
highways as a community project. Billy will check with Soroptomists for
information about a highway sign for KPBBA.
There was a discussion about using an internet Blizzard Promotional Plan for
$360 a year. Blizzard will submit us to the top free listings three times per year. They would analyze and review our present website. Will give us a listing of the top fee-based websites to list our site. This would be like a second opinion on how our web site is doing. It deals only with B&B's, after some discussion, Pat made a motion, and Diana seconded it for us to join it for a cost of $360 for a year. The motion passed.
James Givens made a motion; Pat seconded it, that the Board put together a
projected budget for 2003. Motion passed and Rita will get the Board
together in January for that purpose.
Membership committee:
Jacquie will follow up on any e-mail or other requests we get from potential new members. Joanne Martin suggest we do a telephone canvas of any members to see if they are getting communications on association news. It was decided to do the phone calls after the due date of Dec. 31, 2002.
Announcements:
Rita asked us to review all printed booklets or pamphlets we see with a KPBBA listing, be sure the listing is complete and/or useful. For instance the Soldotna and Kenai visitors books.
Meeting was adjourned at 2:40 PM and members moved on to the party and buffet table. Merry Christmas to all!

KPBBA MEETING MINUTES
President Rita Botelho called the meeting to order at 1:20 PM at Call of the River in Soldotna. Roll was taken and 8 B&B's were represented.

The minutes from the October 5th meeting were read and approved. Rita gave the Treasurer's report and our total is $1515.08.
Committee Reports:
Publicity - A flyer for local publicity will be circulated to members of the Soldotna Chamber through the Chamber. There are about 750 members in the Chamber.
Bob Toll checked into advertising on the Internet with Alaska.com. After a discussion on this, Jerry Wood made a motion that we purchase space for a run of site banner ad; Bob Toll seconded the motion and it passed unanimously. Cost per month is $312.50 for 3 months, Jan.-March, 2003.

Rita wrote and presented a letter in support for the Arctic Winter Games, letter read at meeting sent to Arctic Winter Games committee.
KCVB is looking for members for their Board of Directors. Anyone interested?
It involves one meeting a month and is very beneficial to the person doing it as well as KPBBA. Deadline to apply is November 15th.
Reinspection dates for each B&B will be posted on the website as soon as paperwork is gathered. Pat Dwinnell, Juanita Ross, Judy Platz and Peggy Woods will be inspectors.
New Business:
Associate membership fee was discussed. According to the by laws, these are non-voting members who have an interest in or a business that complements our association. After some discussion and several failed motions, it was decided to table the amount for now and the membership committee will look at it. Also some standards for associate members need to be considered.
We discussed doing some type of fundraiser and possibly hiring someone to ramrod it. It was mentioned to possibly have the state B&B conference here in Kenai again.
A suggestion was made for folks who host a meeting to ask the KPBBA members at the meeting to help with constructive comments about their B&B. This is voluntary only for both host and those present.
It was moved, seconded and passed to pay Seward Visitor's Guide $25 for a narrative to be added to the listing in the printed booklet. The total yearly expense for membership including link on site, listing with narrative in booklet and rack cards in the Seward Chamber building will be $125 per year.
Announcements:
Jerry Woods announced the 2004 State Republican Convention will be in Seward bringing in about 500 people.
Jim Givens requested we have another computer workshop.
There was a discussion on attracting new members. Currently we have 34.
There was a motion to adjourn at 3PM.

Treasurer's report included the budget for 2003 with a balance of $787.37. Reminder that dues of $100 for 2004 are payable anytime now up until Dec. 31st, after which the cost goes up to $150.
Elections Committee Thank you to Peggy Deal for forming a slate of officers for 2004. The entire slate was approved unanimously. President: Rita Botelho of Best Ball B&B , VP: Bill Deal of Deal's Den B&B, 2nd VP: Delora Garcia of Tanglewood B&B, Secretary Jacquie Steckel of Red Cabin B&B, Treasurer: Diana Lofstedt of Harborside Cottages. Two new board members are Peggy Deal of Deal's Den B&B and Karrin Casper of Casperhouse B&B.
Committee Reports:
Inspections: Peggy Deal reported that all inspections are done except one, which will be dealt with this next month. We discussed upcoming DEC regulations on water tests. A motion was made that the inspection committee meet to make the decision as to how inspections take place in future. Jim Kuhnsman will join this committee.
Membership: Lovie Johnson will be the official e-mail contact person for folks inquiring about becoming members.

Rita printed off a number of pages found on the KPBBA bulletin that are available through the home page. We discussed it at length, highlighting the "workers for hire" topic. It was suggested to share ideas and names for a pool of potential workers.
Unfinished Business:
Rita asked that we look over our previous by-laws to update and retype them. It was MSP that the KPBBA Board handles this at an upcoming meeting.
Blizzard recommended that our pictures be updated on our website. Please e-mail any pictures you may have to Rita as some of ours are blurry. Our website is showing well with 2300 hits this past month. It was noticed that Alaskans are looking at the "open year round" establishments for the purpose of planning trips to the Peninsula.
New Business:
A report by Pat Dwinnell indicated that our two clean-ups this summer were very successful. Thank you to Pat and Tom for organizing us and putting up the sign by Fred Meyer. Next summer we hope to do three cleanings. Thanks to all who participated.
Rack Cards Do we want to have new ones made for the association? The subject was discussed and a committee was formed to research the costs and make a decision as to whether to go ahead with ordering new cards. Jim Kuhnsman, James Givens, John Steckel and Billie Shackleton will check into it.
Reservation Phone: Should we order an 800 # or get a cell phone that we could take turns answering for area-wide reservations? No decision was made but Jim Kuhnsman will check into it.
Announcements: Let local high school reunion committees know about our association for graduates who return for reunions.
GCI e-mail guard. Many of us are getting much "spam" and this guard seems to help. Check with your ISP (ACS for example) to see if they offer the service. GCI is only $12 per year and they filter out thousands and thousands of unwanted junk email and filter out viruses at an incredible bargain. It is very easy to get the service by just calling GCI to sign up for it. There is no downloading or updating on our part and that is nice to not ever have to worry about keeping up with the service. GCI or your carrier do all the work!
Flyer ads are free or inexpensive to members to be put into the Chamber newsletters from each community . There are two flyer ads on the www.kpbbabulletin.homestead.com site that may be printed from any printer and distributed through Chambers or organizations in various communities.
Rita commented about the value of networking (sending overflow to other members) in the KPBBA and how it strengthens the association and increases business. Networking is one of the most important benefits of the association.

KPBBA Board meeting Arby's in Soldotna, Alaska
The board meeting was called to order at 11:10am by President Sandra Hecht from the Sterling Needle B&B.
The board members present were: Pat Dwinell from Longmere Lake Lodge, Bob Toll from Tustumena Ridge Cabins, Rita from Best Ball B&B, Jim Kuhnsman from Alaska Serenity B&B, and Delora from Tanglewood B&B.
Others present were: JoAnne from Diamond M Ranch B&B and Judy from Call of the River B&B.
A letter was presented to the KPBBA in support of the state paving Keystone Drive since there are several establishments in that area. No action taken on the matter as far as I could tell.
Discussion took place about paying the bills mainly to our internet listings and memberships. It was passed to continue paying to be listed with the Soldotna Chamber and Visitors Center, Kenai Visitors Center and the Seward Chamber of Commerce. Rita will check into the Alaska Travel Industry and Association listing. Some have lapsed and an effort is being made to catch up and have the current listings made known to all KPBBA members. The membership listings are on the www.kpbbabulletin.homestead.com for all members to check out.
There was discussion about Jim Kuhnsman attending the state meeting in Fairbanks and reporting back to KPBBA. Discussion followed about paying for his gas to drive to Fairbanks to attend the meeting. This matter will be taken into consideration at the next meeting.
There was discussion concerning the board members and officers and when their terms are up. Pat and Sandra will look into the matter and come up with a list of possible candidates to run for office and or the board. There are presently 8 board members, four are officers and four are members at large. According to the by-laws there should be 9 board members. The nomination process will take that into consideration.

We want our key words to appear at the TOP of the page. If we put in the name of our business on a search engine, it shows all the places where we are listed. It's important to have key words repeated often and have credible links such as other B&B's or relevant organizations. Strong key words are: Kenai, B&B's or Bed and Breakfast, Alaska. They have to be in context small amount of text with key word phrases. Also content is important to draw visitors to our websites. For more information, see our bulletin page. Introduction of Aud Walaszek from KPTMC
Aud asked the group what things would be more helpful to us for her and the Kenai Peninsula Tourism Marketing Council to do to help promote our businesses. A brainstorming discussion ensued with many good suggestions for her.
Marion Nelson of the Milepost spoke next, highlighting the 2003 addition complete with a copy of the original Milepost from 55 years ago. We applauded her hard work for getting the prominent map of the Kenai Peninsula put into this year and next year's Milepost. Not only did she give everyone a free copy, but highlighted the advantages of putting our own B&B ads into the Milepost. She explained the advantage of "Log Ads", for those of us who had not used them. Just now there's an early bird special until the 15th of July any size ad or new ads can be produced for NO production costs. If you are interested in advertising, contact Marion directly at 283-8324.

KPBBA MEETING GROUCHY OLD WOMAN
Vice President Diana Lofstedt called the meeting to order at 1 PM.

Delora gave the treasurer's report with a balance of $2351.50. There are still 2 members who have not paid dues for 2003.
Pat Dwinnell reported that everyone is due for an inspection this year. She is asking that all B&Bs submit a current water report and a copy of current insurance mailed to Peggy Deal by May 15th.
Peggy and Bill are recently back home; their address is: 26445 S. Cohoe Loop, Kasilof, 99610, phone 262-2643.
Discussion was held on doing a highway cleanup this spring. The Borough will provide the signs but we would be responsible for installing them. It was suggested that all B&B owners get together for cleaning a designated area about 3 times a year as a group, and possibly having a BBQ associated with that. Otherwise, we can clean up the area as needed. Pat will check to see what areas are available.
State Convention Jim Kuhnsman gave a report on his attendance at the State B&B association meeting in Mat-Sue earlier this month. He had gotten some good ideas from Fish and Game for possibly bringing in more "birders" to the area. Jim also highlighted the Native Heritage Center, and the walking tour of Anchorage. Board meetings will be yearly and the next one is at Diamond M in October. It was moved, seconded and passed for our association to join the State B&B Association for a cost of $35 per year. This would give our group a link on their website.
Diana passed around a card to send with any donations to Paul and Sandy Hecht in Seattle, where Paul is undergoing treatment for colon cancer. Thank you Diana!
Tom Dwinnell brought the emergency lights that he had ordered for us. Thanks Tom!
Sharon Brower and Jacquie Steckel reported on KCVB news. Their funding is being cut by the City of Kenai, which is feeling the crunch from K-Mart moving out. Also, the Governor's proposal to take the lion's share of profits from gaming would seriously affect the operation of the Visitor's Center. In early May, KCVB is sponsoring a "Fan Tour" by bringing down about 10 travel agents from Anchorage to show them the area. They are asking if B&B's in the local area would like to house one agent for one night, May 2nd, for this purpose. If anyone is interested, they should call the KCVB at 283-1991 and ask for Alise.

The treasurer, Delora Garcia, reported a current balance of $1515.08. Rita provided a summary of the total expenses of the association for 2002 in the amount of $2853, with details as to how the money was spent. A discussion on budget was opened up regarding our costs as compared to cash on hand and our annual income from dues. With 32 members @ $50 a year, we are not generating enough to provide a healthy cushion for upcoming expenses. The group thought that raising our annual dues would be very helpful. Sharon Brower made the motion that we raise dues to $100. Diana Lofstedt amended the motion to reflect an additional late charge for any payment made after 12/31/02. Both the original motion and the amendment were passed unanimously by the members present.
Old Business- Thank you to Rita for making and maintaining our web Bulletin Board. We had a good discussion on websites and the # of hits that members are receiving. Pat Dwinnell suggested that we aggressively use our web page. (www.kenaipeninsulabba.com) We discussed a number of possibilities for more advertising through various businesses, one of them being the Alaska State Vacation Planner. We have missed the July deadline for membership, $200, but will look at it for next year. New Business- Jim and Judy Platz shared a letter from Marion Nelson regarding the Milepost. She has sold an ad to the Borough who are now funding the "Plan a Trip" map inside which previously was bought by Tesoro. Marion, as well as our association sees many opportunities to promote business and tourism using this map. Thank you to Marion for passing along a copy of the Milepost to each of us! Overrun maps are available in lots of 1000 @ .95 cents each which are normally retailed for $5.95 each. Rita made a KPBBA calendar (on www.kpbbabulletin.homestead.com) to help us predict what will need to be done by the Board, the officers and the members for each month. It's designed to be filled in as we see things that need to be done .
Our next meeting will be Saturday, November 2nd, at Call of the River at 1 PM (unless time is otherwise noted). Thank you to Jim and Judy Platz. We discussed meeting times and agreed that it should be a consistent day. Rita suggested that we keep the first Saturday of the month open. This letter's intent is to catch KPBBA members up on what is happening with the Kenai Peninsula Bed & Breakfast Association. After three years of having a B&B and two years of being on the board yours truly is convinced more than ever it is the best association in the state and will continue to grow and thrive. Members will also realize more than ever the bargain the dues are and will display the logo proudly.

At the October 5, 2002 meeting, 11 establishments were represented. The budget was reviewed and discussed. The dues were raised from $50 to $100 to be effective with December 2002 dues. Dues are payable by December 31, 2002. Dues received after the deadline will carry a $50 late charge.
The dues deadline and penalty were deemed very important especially for printed publications. Board members made phone calls, sent out notices and still have not received dues for 2002. The attractive and informative KPBBA brochures cost members $1538. It seems only fair that paid up members be included in the brochures. The deadline will be adhered to and members missing the deadline may also be dropped from the www.kenaipeninsulabba.com web site. It is extremely time consuming to get back on the site once dropped. Our web site has been very effective in sending guests to KPBBA establishments.
In 2002 member's dues purchased $2853 worth of advertising for each member. The present dues at $50 would bring in $1600 with 32 members. Makes it easier to see why the dues needed to be raised. The advertising committee is looking into maximizing advertising dollars by constantly re-evaluating our listings. It will be an ongoing task to stay ahead of the ever-changing Internet business.
The monthly meetings were set up to be on the first Saturday of each month. November 2, the meeting will be at Call of the River260-6533. A meeting at establishments acquaints members and helps with networking.
December 7, 2002 a potluck meeting/get together to celebrate the holidays will take place at Tanglewood B&B in Kenai on the banks of the Kenai River. 283-6771 Details will follow.
If you want to keep informed about the KPBBA please check out the bulletin: www.kpbbabulletin.homestead.com It is constantly growing and evolving and has the meeting schedule, internet listings, message board, marketing and internet information, up dated member lists for printing and networking, meeting procedures, etc. etc. Yours truly is constantly working on having the site be as friendly and informative as possible.
For your information this letter will cost $12.58 to "snail mail" for postage alone to send to 34 current members. That is not counting the envelopes, cost of making copies and the time running around getting this done. Carrying on business through the Internet is so much quicker, easier and cheaper. The www.kpbbabulletin.homestead.com will have information you need to keep in touch with the happenings of the KPBBA. Yours truly would prefer putting the postage savings to enhancing our business. If you do not receive e-mail please let me know so arrangements will be made to get the information to your establishment.
The association is only as strong as its members. Members are asked to volunteer to help various committees. We are all in this together. We are expanding and learning as we go along and input from all members is always welcome.

Thank you for attending the 2003 annual KPBBA meeting in Cooper Landing on October 25, 2003. There were 14 establishments represented at the meeting including two new members. It was a productive and informative meeting. After consulting KPBBA members the Christmas Pot Luck (take whatever is easy for you) meeting will be on Dec. 13 at Beachfront Villa B&B in Kenai. (call 283-2206 for directions) Since the 4th Saturday of December is the 27th and is too close to Christmas, it was suggested to have the meeting earlier. Get acquainted with Beachfront Villa B&B and celebrate the holiday with friends of the KPBBA.
Please be reminded our KPBBA dues are due by Dec. 31, 2003. The board is presently working on a rack card to be printed early in 2004 listing contact information for all current KPBBA members. It will be extremely important for members to be current with dues no later than Dec. 31 to get your establishment on the rack card for wide distribution throughout Alaska. New members as of the Cooper Landing meeting are completely covered through the 2004 season.

The Kenai Peninsula B&B Association road clean up signs nearby Fred Meyer in Soldotna are up and great to see. For the effort of the members who helped clean up the highway all KPBBA members benefit with extra advertising at absolutely no cost to the association. Thank you to the effort of Tom and Pat Dwinnell of Longmere Lake Lodge and Billie Shackleton of Gulls Landing B&B, the clean up has been a boost to the KPBBA presence. The association is encouraged to have three clean ups a year. The dates of the clean as well as other business dates will be listed/updated on the www.kpbbabulletin.homestead.com site. For those members who choose to be silent KPBBA members, helping out with at least one clean up per year will be greatly appreciated by those members who have already picked up trash two times in 2003. The next scheduled clean up will be in the spring sometime after break up and before we start our busiest ever innkeeper season in 2004.
I encourage all KPBBA members to read our mission statement in your recently acquired info packet or read on the www.kpbbabulletin.homestead.com/mission page that states, "In the KPBBA success is contagious. After a community clean-up at Fred Meyers, President Rita Botelho called the meeting to order at 1PM and did a roll call of members. There were 13 B&B’s represented.

Officers Reports:
Diana Lofstedt, treasurer, handed out balance sheets for 2003, with total expenses of $3191.81; total expenses so far in 2004 are $1597.92, with $1140.00 still upcoming. Currently we have $1456.36 in checking. Thank you Diane, for your hard work!
Pat Dwinnell reported for the Inspection Committee that everyone is being officially inspected this year between May 2004 and May 2005. During the discussion, James Givens suggested we also require a carbon monoxide detector in each B&B. The comment was made that we may already have that in place. Thanks so much, Pat.
A discussion on our rack cards was very positive; thank you to John Steckel for his time and work; the cards turned out very nice and will be an asset to the association. We now have ads in KPTMC and the Soldotna Chamber. Delora passed around rack cards from Girdwood, Fairbanks, Valdez, and Anchorage. Thank you!
New Business:
There was a request for Rita to organize another great computer class. She thought maybe we’d do a workshop in September. Thank you Rita, for sharing your expertise.
FAMTRIPS – several opportunities are available this month. May 16th the Iditaride in Seward at 1:30 doing a tour of Mitch Seavey’s dog farm.
Raft trip – a longer trip to Skilak Lake on the Kenai River float trip out of Cooper Landing on May 20th, 10 AM.
Delora mentioned a Fjord’s tour on May 15th free to B&B owners.
There was a brief discussion on B&B Insurance companies.
Please think about being an officer for next year – It’s a good way to get involved and support the organization.
We do have an 800# but only on 2 ads for the KPTMC and the Soldotna Chamber. We’ll see if it’s effective to expand later.

Minutes were read from the May 8 meeting at Casper House. Moved and accepted with one correction from “crabby old Woman” to “Grouchy Old Woman”
Financial statement was presented by Delora. We have $1146.13 in our account with an anticipated bill to Soldotna Chamber of Commerce Recreational Guide of $300.00
Dues are due no later than December 30,2004. That address and amount are listed on our web.
Old Business:
We have run out of comment cards. Bob and Susan from Tustumena Ridge Cabins, volunteered to research prices and have the new cards printed. We would like to change the grading on the cards to “Good”, “Adequate”, and “unsatisfactory”. The change would delete the term “poor”. Thank you Bob and Susan for your efforts on this matter.
Discussion was held on the legality of serving other meals to our guests other than Breakfast. As we all have different facilities, the scope of breakfasts offered, vary. Most of us are not rated for commercial kitchens.
Bed and Breakfast Insurance also varies in rates due to the differing facilities. Those insured with in the scope of Home Owners Policies seem to be less expensive than stand alone policies. Again Bob Toll offered to research Progressive, Geiko, Wolf, and Country Companies. Good Luck Bob. He hopes to list this on our web site.
We also discussed the increase in junk e-mail. It was suggested that each of us contact ACS or GCI depending on our server, and subscribe to their filter system.which runs about $12 per year. Several members subscribe to this program and have had great results with it.

The minutes of the March 26th meeting were read, and a motion was made and seconded for approval. Treasurer Diana Lofstedt gave the financial report with a balance of $3,087.50. Our association has about 30 members; our income and our spending are about equal.
Old Business – There was a discussion about what’s happening with the website and the bulletin; it has not been updated recently.
800 number – costs are 15 cents per minute for out of state calls, and 10 cents per minute instate. Delora and Tina Showalter will share the responsibility of the number.
There was a discussion on the bed tax issue; Carrol suggests that we make an effort for it NOT to go on the ballot. Looking ahead to the March 2006 Arctic Winter Games, if the Peninsula had a “new” bed tax before then, it would appear that we did it for the Games only. Having a bed tax area-wide is more complicated than having a city bed tax.
Vacancy on Board of Directors – Billie Shackleton and Bonnie Galloway volunteered.
New Business – Ideas for encouraging stronger commitment among the membership. The group present thought having a person telephone everyone before the meeting to remind them would be helpful. Also, meeting in the same place at the same time would provide consistency. KCVB was suggested as a central location on the last Saturday of each month.
Other – Arctic Winter games discussion for housing people next March. The Winter Games Housing committee has no B&B links. We brainstormed ways to not only market our B&B’s, but to provide needed services –housing and hospitality. Carrol asked for a committee to assist. Lee Gibbons and Delora Garcia volunteered, and John Steckel said he would chair the committee. They will report back to the association at the September meeting.

The meeting was called to order by President Sharon Brower Grouchy Old Woman B&B) at about 1:00 PM. All members were instructed to sign in on the membership present list. New members were introduced.
It was noted that the minutes to the last meeting were available on the homestead website - http://www.kpbbabulletin.homestead.com/.
Treasurer reported that there was a balance of $1914.99, with $805 in outstanding bills.
Alaska Travel Industry Association announced that there is a travel industry convention in Girdwood October 03-06, 2005. Lodging is going fast.
Guest Mia Renken was introduced as the new director of KVCB. Marion Nelson of the Milepost was introduced.
Our semi annual road cleanup will be September 24, meet at Fred Meyer at 3:00 PM. We will follow up with a tailgate party afterwards, potluck style. If it is raining we will have the tailgate party at Sterling Needle B&B, down Fairway Drive. Judy Platt has the vests...?
The 800 number recorded 9 calls in July and August. It was decided to keep the number in place through August 2006, to give us an idea whether or not it is a valuable source of bookings.
John Steckel (Red Cabin B&B) reported that all of us should be listed on the Arctic Winter Games website as a lodging possibility. Please check your listing at www.AWG2006.org. If you need assistance with your listing contact Shannon or Teresa at KPTMC 283-3850. Mia then informed us that international jets will be landing at Kenai Airport, with a customs agent in place at that time.
Be aware that a vote on a bed tax issue will be on the October 4 election ballot.
At this time, it was moved by Kristin Lambert (Loren Lake B&B) and seconded by Chuck Gibbons (Longmere Lake Lodge B&B) to meet every month. This motion failed do to confusion. It was restated in a motion by Sandra Hecht (Sterling Needle B&B) and seconded by Billie Shackleton (Gulls Landing B&B) to hold meeting every month but July and December, and passed by a 9-3 majority. Our next meeting will be the third Saturday (moved by Delora Garcia (Tanglewood B&B) and seconded by Lambert, passed unanimously) at a setting to be determined by the President (moved by Diana Lofstead, seconded by Hecht, and passed unanimously) of October – 15, 2005.
Under new business, Diana brought to our attention an advertising opportunity. Kenai Visitors Bureau is developing a visitor magazine, the first to be published in 2006. “We have the opportunity to advertise on the back page of the new Kenai Visitor’s Center brochure for the 2006 season. The cost for the page is about $3500. In order to claim and be advertised on this page, a 75% majority of the membership of KPBBA must approve the expenditure, which will be spread over the whole membership. Our decision must be made this week, by September 17, 2005. If the membership elects to purchase this ad, an additional $100 will be assessed to each member one time only, to be paid very soon. Ralph Gaines (Sterling Needle B&B) moved, Jackie Steckel (Red Cabin B&B) 2nd to have a vote on interest of buying this advertising. It passed unanimously, and a poll was taken of the lodges present. A calling tree was established (Garcia, Tina Showalter (Blond Bear B&B), Shackleton.
If the membership approves the purchase of advertising, an increase in dues to $200 for one time only (2006) was moved for by John Steckl, 2nd by Lambert and passed by membership present.
A conflict committee is to be established. It was moved by Gaines, 2nd by Lou Schobel (Kiana B&B) to establish a committee review and suggest conflict resolution procedures to be used by our group. Motion passed, and Lambert, Tina Showalter and Garcia were appointed to the committee.
Election of officers was then addressed. John Steckel volunteered to the Presidency, at this time a one year term due to the stepping down of current president Brower. Lee Gibbons (Longmere Lake B&B) volunteered to be treasurer, and Sandra Hecht (Sterling Needle B&B) volunteered to be Secretary. All volunteers were approved by the membership present. Lambert expressed an interest in a VP position if it were to be found in need of a volunteer.
President Steckel then announced that the next meeting would be October 15, 2005, and a place to be announced. His calling person Loni Galloway (Escape for 2 B&B) will be contacting membership as a reminder.
The next Alaska State B&B Convention will be Fairbanks March 16 – 18, 2006
The next board meeting of the State Association will be in Homer October 1, 2005 at Kiana Lodge.
Renkin of KVCB then informed us about Highway Neighbors, a small business travel group. It is having a conference in Kenai in April 2006, the first day of which will be at KVCB. Subsequent days will be on the road, meeting local businesses to network.
We then listened to Marion Nelson of the Milepost show advertising options available through her firm.
Billie Shackleton was the door prize winner, and is responsible for bringing the door prize to the next meeting.

The meeting was called to order by President John Steckel (Red Cabin) at 1:10 PM. All members were instructed to sign in on the membership present list.
President John then introduced Ralph Gaines (Sterling Needle) as the newly appointed parliamentarian for our group. He will help keep us in order!
The minutes to the last meeting were approved as written. Secretary Sandra Hecht (Sterling Needle) noted that the members present were not listed, and that they would be in the future.

I titled this message “why are we here?” and have been giving the question much thought over these several weeks since our last meeting. I accepted the position of President of the Kenai Peninsula Bed and Breakfast Association as a challenge to see what I could do to give the association a vision of goodwill, and success in providing wonderful accommodations for visitors, and structure and support for each member.
When we first joined the association, Rita Botelho was the workhorse and motivator behind most everything the association did. Though not president, she worked endless hours on the website and internet marketing, organizing events and promoting the Bed & Breakfast concept on the peninsula. Not everyone agreed with some of the things Rita did, but her heart was always in the right place in promoting the place she loved.
I feel we have started to drop the ball in the promotion of the bed and breakfast association. The tourism industry is changing, with clients having high expectations and often doing their homework before they arrive on the Kenai Peninsula. Most of the contacts are through the internet, and yet, the most memories are with the people the clients meet and share their “home away from home” with….us….as hosts of their B&B.
Our biggest challenge is to communicate like a healthy family and share problems and resolve conflicts with a positive and productive attitude; an attitude of gratitude and graciousness.
So…….my proposal for the association is simple, yet the most difficult of all tasks:
1. to get involved and spend the time and money to promote our association
2.2. be flexible and work on adapting to the constantly changing interests of the clients
3.3. use the latest technology in getting our association out into the public eye
4.4. share and compare with members what works and what doesn’t
5.5. keep the association’s best interest at the top of the list JS

The original cost, estimated at about $3500, can be reduced by 20% with an early bird payment by October 21, 2005. In order to make the money saving deadline we need as many of us as possible to pay their dues this week to have the funds by the deadline. These dues need to get to Leora Gibbons at Longmere Lake Lodge – 262-9799 - asap. It was also brought up that we may be able to reduce set-up costs by doing the graphic arts ourselves. Ralph Gaines of Sterling Needle moved, George Showalter (Blond Bear) 2nd to have the president appoint a committee to oversee the ad progress and to make sure that it will be submitted to the printer in a timely manner. The motion passed unanimously, and Ralph Gaines, George Showalter and Sandra Hecht were appointed to the committee.
A discussion about dues paying, timeliness of payment of dues and what we can do to laggards ensued. Diana of Harborside Cottages moved, Jacquie Steckel 2nd, to penalize those who don’t pay the extra $100 for 2006 by deleting them from our membership for nonpayment. A point of order was brought up that this may not be allowed by out bylaws. This was verified, and the motion was ruled out of order.
Diana Lofstead gave a report about her news garnered from the State Association meeting she attended in Homer October 1, 2005. She informed us that our association is doing very well for consistent membership compared to other association of our size through out the state. She reported that Jerry and Lou (Kiana B&B) in Homer, went to DEC asking for specs for B&B’s a few months ago, and have not heard back yet. Their purpose was to get a set of regs we can all work with.
She reminded us that the next state convention is March 15 – 18 in Fairbanks. They are trying to keep the registration costs to $250.
Kathy Carlisle (Ocean Bluff) volunteered to attend the next state board meeting which is in Anchorage November 2.
Judy Platz (Call of the River) reported that we have the contract with the state for trash pick-up until 2007, cleaning twice a year. She pointed out children under 12 are not allowed to participate. This task, while not glamorous, is a way to give back to our community while providing recognition to our group. 14 of us had a great time last month performing this task, meeting at Fred Meyer at 3:00 PM, and gathering at Sterling Needle for snacks afterwards.
The 800 number was again discussed, and we are investigating different ways to make it work more profitably for all of us. Ralph Gaines moved, George Showalter 2nd that we form a committee to investigate the idea of setting up a hard line that we can use as a tool to facilitate this moneymaking idea. The motion passed unanimously, and the committee is Diana Lofstead, George Showalter, and Sandra Hecht.
We then discussed our responsibilities as members of KPBBA. We talked about the possibility of having an application process put into place. We talked about fund raising, internet marketing, quality assurance inspections. These issues were lightly touched upon. Our ad with Soldotna Chamber needs updating both in narrative and photo, and more/new/better ‘meta’ tags and key words for our website. It was moved by Sandra Hecht, seconded by Diana Lofstead and passed unanimously that we pay this ad for 2006. Ralph Gaines volunteered to update this ad.
John Steckel (Red Cabin B&B) reported that all of us should be listed on the Arctic Winter Games website as a lodging possibility. He stated that he was already booked for the games. It was reported that the Soldotna Chamber ad was paid for, but not updated as of yet. Ralph Gaines, Sterling Needle is working on the update.
It was moved by Carroll Martin, 2nd by Tina Showalter and passed unanimously that we have a change-out day for answering the forwarded calls, change day to be Thursday to Thursday. Our 800# is 866-436-2266. Our local number is 907-776-8883. This number will be forwarded to those members interested in being married to their phones during their turn. It was moved by Jim Kuhnsman, Alaska Serenity, 2nd by Tina Showalter and passed unanimously, that a job description be made up for those answering the 800 number. It was moved by Katherine Kennedy, 2nd by JoAnne Martin and passed unanimously, that a lottery draw for position and answering order be performed. A non-member will do the draw.

John Steckel went to AK Phil, who hosts our website, to make sure that all of our personal data is current. Everyone is urged to go and check to make sure that data is correct. The same goes for our homestead site...George Showalter is maintaining that site for us as a courtesy. He will make changes as he is notified of the need.
President John asked us to think about whether we need an application form, do we have any fund raising ideas, should we re-address our internet marketing, and how we should continue our quality assurance within our group.

Fred and Julie West of Tustemena Smokehouse provided the attendees with samples of their unique salmon based products. We were treated to hot samples, and were sent home with baggies of more samples.
Leslie Fowler of the Peninsula Clarion then made a presentation about advertising with them – hopefully in their tourism magazine. They predict 40,000 to 50,000 issues produces, with them going out in the paper, at the Soldotna Home Show in April 06, and at many other statewide locations. She said the Clarion website gets over 1,000,000 paid clicks per month, which is very good exposure. A full page would cost us $1125 by the end of January, with artwork to follow. This rate gets us free color, a $300 perk.
She also talked about a section of the paper they print every year, called Economic Dispersion. It is printed with 25,000 copies, and is available all year.
B&B possible member guests Carol and Wayne Joyce, and Ann Fagen were introduced. Fagen purchased Homestead B&B which they plan to open in May 06. Also introduced were Marcia and Mike Gustkey of Seward, also prospective members.

Carroll Martin gave a report on activities going on during the games. The last night, there will be a bbq, Kenaitze fiddlers at closing ceremonies.

Delora Garcia was our State Rep. at the March convention, and she gave a full report. They had seminars on how to start a B&B, watch for traveling meth labs in your rooms. Web advertising was discussed, and as usual cleanliness was emphasized. (Pledge makes chrome shine!!) The next convention will be Fall 2007. Jim Kuhnman asked for more details, and Delora promised to email out the details.
Jim Kuhnsman then made a presentation, group participation seminar on how to answer the phone.
John brought rack cards for the Association, and encouraged us to had them out everywhere.
We have a new advertising committee – consisting of Sandra Hecht, Bill Tappan, Tina Showalter, Jim Kuhnsman and Leora Gibbons.
It was brought to our attention that we need the 800 number on the front page of our website. Phil of AK Phil will be contacted to take care of this.
Lovie Johnson of AK Sourdough had major surgery, and John suggested we help them open this spring.
A tour of B&B’s was suggested for us to see how all the others operate. Kathy of Oceanside is collecting reservation forms to digest and come up with a standardized form we all can use. Contact her if you have not already done so.
KDLL will sponsor the summer solstice celebration at Diamond M Ranch this year, and admission is free.
Steve of Soldotna B&B Lodge notified us that he is the new Vice President of KPTMC, and stressed that we now have a voice within that group.

Andrew Hoffman and Chris Coombs from The Packaging Store in Soldotna discussed the services they provide and offered a discount to all the Association members’ clients if they need to ship anything. Fish boxes and other specialty boxes are available. They have freezer facilities for processed and frozen fish that they will allow our clients to use at no cost. They said they have the lowest Fed Ex and UPS shipping rates on the Peninsula.
Tami Steindorf asked members for recipes from bed and breakfasts on the Peninsula to put into a cookbook she and her husband are writing and publishing. Because there may be some conflict if KPBBA decides to publish a similar book as discussed in the past, John Steckel said that he would meet with her for more details and report back to the members.

An information brochure on the Summer Solstice Festival that is held annually at the Diamond M was distributed.
John Steckel reported that a Familiarization Tour is scheduled for May 13. An email will be sent out with the particulars.
Bill Tappan reported that the Highway clean-up is scheduled for May 20. We will meet in the northeast corner of the Fred Meyer lot. A potluck is scheduled afterwards at the Sterling Needle.
The 800 number is ready to go live in the next week. Tina Showalter distributed a spread sheet that details all the amenities of the member B&Bs and she will be adding a No Smoking column. Loni Galloway will be calling members to fill the weekly schedule for manning the 800 number.
Actions: Tina Showalter to revise the spreadsheet. Loni Galloway to complete the telephone schedule.
Kathy Carlisle distributed copies of reservation forms that members have developed. Suggestions were made on what information should be included. A discussion on limiting liability followed.
Kathy Carlisle also passed around a recent IRS decision impacting all B&B owners. It concluded that in this case any ‘common areas’ of the property that are used by the owners cannot be considered part of the business and therefore are not deductible. All B&B operators should be in contact with their accountants or tax preparers if there are questions. John Steckel mentioned that a package is being prepared for all members on information received by Delora at the annual B&B Association convention. It should be available at the next meeting. It was also mentioned that IRS guidelines on how to audit B&Bs are now available in .pdf format on its website.
Action: John Steckel to provide information packet at the next meeting, which will be June 17.
New Business:
The Advertising Committee has not met yet. However, John suggested that all members contacted a travel agent they are familiar with and sent them rack cards it would increase our visibility.
Action: Billie Shackleton volunteered to discuss advertising with KPTMC and report back to the members.
A location map showing all of the B&B members was discussed. This would be advantageous in helping with inquiries received on the 800 number. Tina Showalter will send an email to members on MerchantCircle, a website that locates businesses on maps. Google Earth is another site that locates businesses on maps.
John Steckel mentioned that there hasn’t been any computer training lately. If members are interested, contact him and a reservation will be made for use of one the computer labs in the school. One program mentioned was Quicken for keeping accounting records.
The Kenai River Center has free DVDs available on river impacts and how to lessen them. These might be of interest to guests.
There will be no meeting in July.

Meeting was called to order at 1:00 PM by President John Steckel.

A motion to approved and accepted last months minutes was made by Delora Garcia, and seconded by Jerry Scholand. Passed.

Advertising committee will be chaired by Loni. The members are Tina Showalter, Loni Galloway, Jim Kuhnsman, Bill Tappan, and Sharon Brower. They will have monthly meetings.
Grievance Committee. Sharon Brower and Kathleen Foster were accepted to be on the committee with Delora Garcia and Tina Showalter. They will meet as needed concerning Safety, Health and Ethics. All complaints will be answered and kept confidential.
Jerry Scholand reported that the State B&B Association had received only 10 complaints and they were all concerning truth in advertising.
Bed & Breakfast Web site changes – Rearrange verbiage and pictures on first page to make it easier for surfers. Add a map to the site that identifies the peninsula communities, distances between communities, with links to the B&Bs available in the specific area of said community. John will go over this with AK Phil.
800 # list will be rolled over and continued for the next season. Anyone wanting to be added to the list should contact Tina Showalter.
